What’s Happening In Crestview
I moved into the area in 2006 and have seen the neighborhood grow and change over the last 20 years.The one thing that has stayed the same over the years is that we have such a wonderful community of neighbors that care about our neighborhood. The Crestview Neighborhood council and South Robertson SORO neighborhood councils help keep this community together, organizing farmers markets, street festivals, community discussions and more.
I’ve had the honor of helping many of our neighbors buy, sell and even settle back into our little enclave. I hate to see my neighbors go, but love to help build our community and help it thrive. This month I plan to bring my neighbors back for a block party to get to know each other better. It’s a wonderful tradition I hope to keep. Would you like to join us? Reach out 310-776-0258.
NEIGHBORHOOD DEVELOPMENT:
We’ve seen a lot of development in and around the neighborhood and a lot of zoning changes. After the surge of mini-mansions, the city revised building rules for our neighborhood to limit size, location of garages, location of 2nd story additions, etc. Meanwhile, the city also enacted new freedoms to build or convert garages into ADUs (accessory dwelling units, aka guest houses) and JADUs (junior ADUs), and added incentives for builders to turn their eyes to larger builds of affordably housing to combat the housing crisis.
There are new mixed use and condo builds along Pico and Robertson Blvds and new projects planned for La Cienega as well. Urbanize LA does a good job of summarizing the area’s projects including 1725-1737 S. La Cienega Boulevard for a 6-story, 60-unit development, with 59 units of affordable housing, providing much needed housing including affordable housing for seniors.
FARMERS’ MARKET NEWS
Our Thursday farmer’s market, formerly at the corner of 18th and Holt has moved to the parking lot as Kaiser Permanente 6041 Cadillac Ave Thursdays 8:30am-2pm; however, we are getting a new farmers’ market in January on Saturday’s at the corner of 18th and La Cienega. I look forward to exploring our new vendors. In the meantime, Culver City has a great farmers’ market on Main Street between Venice Blvd and Culver Blvd on Tuesdays from 2-7pm.
SOUTH ROBERTSON RESTAURANTS
Change is inevitable. LA continues to grow. Yet Crestview remains one of the more neighborly areas in Los Angeles, and one of the most walkable. Restaurants continue to thrive, especially on Pico.
Pizzeria Sei, one of the BEST pizza restaurants in the world, ranked #8 in the US and #33 in the world, serves up beautifully crisp and thin Tokyo-style Neopolitan wood-fired pizzas in a tiny spot on Pico near near Robertson. Across the street, Kabob by Faraj serves up tasty marinated kabobs.
Personally, I’m partial to a romantic date night at a Food Affair on Robertson and Cashio.

Property values have held up well in Crestview. Single Family Home median prices were nearly 3.16% higher in September ‘24 vs the year before with a 12-month median price of $1,700,200 (vs. 1,670,000). The last 3 sales as of October 30, 2024 are:

Have some extra items that you’d like to rehome? The South Robertson Buy Nothing group has you covered. Post items you need to get rid of and arrange for neighbors to pick them up.
The Pico-Robertson Forum is a Facebook group for the community where folks share local celebrations, businesses, wants and needs as well
Most neighbors will post their surplus fruits and veggies on NextDoor or the Buy Nothing Group, but there are also fruit and veggie swaps! Some have fallen to the wayside since the pandemic, but the Westside Produce Exchange is still going strong.

Where do our neighbors go?
There aren’t many reasons to leave our lovely neighborhood but when they do, it’s usually for one of several reasons:
Retirement: moving somewhere quieter, not necessarily downsizing, but just moving farther from the city or perhaps moving closer to friends.
Relocation: Jobs taking folks to other neighborhoods to reduce their commute.
Relationships: Changes in relationship or family status often means finding or consolidating homes to better fit the new household.
Folks looking for a larger home for around the same price as Crestview, often seek homes in Studio City or Baldwin Hills. Folks moving up in the world, often head towards Hancock Park, the Hollywood Hills, Beverlywood, Culver City.
